Discretionary fund managers
Our discretionary fund manager (DFM) option gives your clients a professional investment service, leaving you to concentrate on giving them the financial and tax-planning advice they need. This option is particularly suited for high net-worth clients or those with more sophisticated investment needs.
The appointed DFM works with your client to create an investment portfolio tailored to their circumstances and needs - and regularly reviews it to make sure it meets their ongoing needs. The DFM will keep you informed about every transaction they make - and your client will receive a portfolio valuation every six months.
Property solutions
An AEGON Scottish Equitable Flexible Pension Plan (FPP) offers a number of interesting property investment options for your clients, including the exciting new opportunity of direct investment in a hotel room.
- Commercial property
For the self-employed or small business owners, buying their own business premises through self-investment can be the most tax-efficient way of doing this. Not only does their pension fund help buy the property, it also receives the commercial rent back tax free. What's more, no capital gains tax is due when they sell the premises. - Property funds
We offer a wide range of pooled property funds that let your clients invest directly and indirectly in property. This can give their portfolio diversity and allow them to invest in assets that could be financially out of reach to individual investors.
Important information about property
When there are more people leaving the property fund than investing in it, we may have to sell properties to pay claims. If this is the case, we may take one or other, or both, of the following steps to protect the remaining investors in any fund investing either directly in property or in other funds that are themselves mainly invested in property:
- When we feel there is a definite trend towards more people selling units in the funds than buying units, we may change our valuation basis to reflect this. This will result in a drop in our fund price. This will be bigger than for other types of funds because of the extra costs involved in buying and selling property when compared with, say, shares.
- We may also, but not necessarily, delay acting on instructions to switch/cash in a client's investment by anything up to 12 months if market conditions make it difficult for the manager to sell properties at a fair price.
The value of properties is determined by independent valuers appointed by a fund manager and is generally a matter of their opinion rather than fact.’
- GuestInvest
We've teamed up with GuestInvest, the UK's leading buy-to-let hotel company, to offer this exciting investment opportunity. Your clients benefit from a return on their investment every time the hotel room that they've invested in is let out - plus any capital growth at re-sale. This gives your clients the opportunity to enter the commercial property market with minimal hassle - and it may also be easier to sell on than a traditional commercial property. What's more, there's no capital gains tax to pay on sale.
